We hear a lot about the challenges facing the UK economy and the hurdles confronted by small and medium sized businesses in their quest to become the national champions of tomorrow. From the endless stream of macroeconomic curve balls that seem to appear with increasing regularity, to accessing the patient capital needed to scale efficiently, these challenges are of course real. But I was reminded recently, at a dinner hosted by the London Stock Exchange in Newcastle for high growth business leaders in the region, that we have some fantastic, innovative SMEs with exceptional talent contributing to the UK economy. And that’s just in the North East. We covered a range of topics, including the LSE’s emphasis on opening up more opportunities for all individuals in the UK to invest in exciting growth companies, giving everyone the chance to be part of a bigger retail investor movement that unlocks capital for ambitious businesses. We also discussed the new Private Securities Market, which will make buying and selling shares in private companies easier, bridging public and private markets and creating opportunities for firms to access capital while allowing founders/management to maintain strategic control. It was great to spend time with local businesses who share the same desire to see success, capital and employment opportunities brought to the region to help boost wealth and job creation. At iamproperty, we are proud to be building a platform of scale and creating enhanced value for our estate agent partners, from our base here in the North East. Thank you Julia Hoggett, Bod Buckby and those who attended, I look forward to keeping the conversations going.

Great to explain the top property trends of 2025 and what’s on the horizon for 2026 with Eoghan Johnston, from regulatory shifts to rising transaction times and other factors shaping the market. With speculation around potential changes to SDLT already making waves, it’s clear regulatory pressure is building. At the same time, transaction times are stretching beyond 200 days, with significant delays across the UK, particularly in London and Kent, making the process more frustrating than ever. We break it all down in our latest video. #iamproperty #PropTech #SDLT #Trends

Imagine if you demolished EVERY block in NYC, all at the same time. This is how the first few subway lines in NYC were built. Before the tunnel boring machine came along, city streets had to be dug up and re-covered after installing the subway tunnel underground. As you can imagine, there was massive opposition to this project back in 1900 when it was proposed. Crews finished the first subway line, which ran from City Hall to 145th Street at Broadway, was finished in just four years. It’s hard to imagine a major infrastructure project moving that quickly in the US today, even with our modern construction tools. But the work was treacherous. Crews did the demolition wildly, often causing storefronts to be swallowed up by the emerging sinkholes. Many workers sadly died. But the subway line opening changed NYC forever. Remember, this was a couple years before Ford introduced the Model T to the world. Now, instead of walking or relying on horse drawn carriages, commuters could travel at up to 40 miles per hour underground, evading any weather above ground. A journey that might have taken hours before would not take just a handful of minutes. Subways completely transformed the City and kept it ahead of the curve as the most prosperous city in the world.

If I could go back in time and see any year in NYC history, 1930 would be in the running. The entire skyline changed basically overnight. 1930 was a tough year for New Yorkers, but a transformative one for the future of the city. Imagine growing up in New York during the late 19th century and being astounded at the 50-story Metropolitan Life Insurance Company Tower erected in 1909. At the time, many thought it could be the tallest building in the world for decades - but it was only surpassed four years later by the Woolworth Building. Fast forward two decades and you’d witness a metamorphosis of the Manhattan skyline. Here are some of the buildings built within just a couple years of each other: Chrysler Building, built in 1930 - 1,046 feet and 77 stories tall 40 Wall Street, built in 1930 - 927 feet and 71 stories tall Empire State Building, built in 1931 - 1,250 feet and 102 stories tall 30 Rockefeller Plaza, built in 1933 - 850 feet and 70 stories tall At least nine 50-story buildings were built in the 1930s in Manhattan - when only a couple existed before that decade. Imagine living in New Jersey with a view of the tranquil rolling hills and two-story homes, only to watch this giant emerge in the sky.

Guesty has supported thousands of operators through the most difficult growth stage in short-term rentals: 50 to 200 units. At this stage, everything breaks: • Spreadsheets • Guest messaging • Owner trust • Team bandwidth That’s why we built the 2025 STR Pulse Report... a field guide for navigating scale without burnout. Inside: 1. Why 76% of operators are ditching DIY ops 2. The 3 systems every manager needs before 100 units 3. How to build trust with owners (without taking another midnight call) It’s all in the report. Drop “PULSE” in the comments and I’ll send it to your inbox. (Just make sure we’re connected.)

Want to reduce owner churn, cut back on reactive questions, and build rock-solid trust with your owners? Guesty has helped thousands of operators do exactly that — and it almost always starts with one thing: Fixing visibility gaps owners care about most. That’s why we created The STR Owner Clarity Scorecard — a diagnostic that pinpoints where your revenue data, calendars, operations, and owner comms are creating friction. Inside, you’ll get: → A full breakdown across 5 key visibility categories → A clarity score out of 80 → The exact areas to tighten before owners feel the pain Operators use this to reduce support load, improve reporting, and strengthen relationships overnight. Interested? Comment CLARITY and I’ll send it over. (We need to be connected.)

In 2018, I met with one of the largest ENR 400 contractors in St. Louis to better understand their tech stack and what challenges they were still having within the context of technology. Lots of great insight, but the part that stuck came in the final minutes of the meeting: his operations team had been begging him to fix workforce planning. Generic solutions did not meet the needs of the multi-project planning challenges in the construction industry. We launched the Bridgit beta in 2019 to prove it out. Today is the biggest step forward we've made since. I'm proud to introduce Bridgit AI: -Agents — take the manual, repetitive planning work off your team's plate, so they spend time on decisions, not data entry (you approve every step) -Ask Bridgit — ask about your workforce in plain language, get an answer in seconds -Custom Reports — save the reports Ask Bridgit builds and pull them up anytime, no spreadsheet required -MCP — bring live Bridgit data into the AI tools your team already uses All built for the one thing we do better than anyone: construction workforce planning.

I asked a facilities director a simple question last week: "What happens when your maintenance lead retires?" He paused. Then laughed, but not the funny kind of laugh. "Honestly? I don't know." His maintenance lead has been with the district 28 years. He knows: ▶️ Which AC unit fails first every August ▶️ Which vendors actually show up on time ▶️ That the gym roof's been patched twice and is on borrowed time None of that is written down. It's just... his. Stuck in his head. When someone like that retires - and all boomers will be at retirement age by 2030 - districts don't just lose a person. They lose the maintenance history, the shortcuts, the "oh yeah, I know how that works" knowledge that took decades to build. And the district doesn't find out how much it's missing until the day it needs it. This is exactly why we built the asset management module in Gridbase - warranty windows, maintenance history, vendor notes, all tied to the physical asset on your floor plans, not to whoever happens to remember it. So the knowledge stays with the district when the person doesn't. Ever thought about what your succession plan looks like for the person who's been at your district the longest? 👉 See how it works: www.gridbase.ai/try-it #K12 #SchoolFacilities #AssetManagement #FacilityManagement #CMMS
- GridbaseRecorded 21 Sept 2026
A lot of school districts' facilities teams think they have a software problem, but they actually have a trust problem with their software. We meet with K12 facilities teams every week, and it's almost always one of two situations: 1️⃣ Their data is scattered across a shared drive, a spreadsheet, and somebody's inbox - with no single place that's actually up to date. 2️⃣ They already bought a work order system that wasn't built around how their team actually works - so their team route around it instead of using it. In either case, nobody can look at their school buildings and get a straight answer about asset life cycles, maintenance, work orders, or where anything is located. We built Gridbase to fix the root problem: your software doesn't have one source of truth connecting your physical buildings to your operational data. We're a GIS company, so we start by turning your paper floor plans and blueprints into accurate, interactive digital models of your buildings. Then we attach the operational data - assets, work orders, inspections - directly to the building itself, so it's not just a database but it's tied where things are physically located. I put together a short video walking through how it works. Worth a watch if your team doesn't trust its systems. Want to see how Gridbase could work for your district? Even office interior experts need a reality check sometimes.. like when our boardroom wasn't doing its job. 😬 So, we took a step back and applied the same principles we use for our clients with Gravity Office Interiors. 👉 𝐁𝐞𝐟𝐨𝐫𝐞: It’s not like it wasn’t being used - the opposite. Our meeting room is always booked. To me, that indicates its importance, but as a small space, it was cramped, grey and uninspiring. Meetings felt flat and the room wasn’t supporting the pivotal decisions we were making. 👉 𝐀𝐟𝐭𝐞𝐫: Since Mary worked her magic on the design, we’ve maximised space using natural light, colour and clever layout planning. Acoustics were prioritised, and now every element supports how our team actually works. It was a small investment that had a measurable return - more engaged meetings, reduced downtime and a supportive backdrop for decisions that move our business forward. If you want to see how these principles could work in your own meeting space, we’ve shared our full project here: https://lnkd.in/e94nkMEf

I could talk for hours about our Gravity Office Interiors boardroom fit out, but it’s best coming from our lead designer on the project, Mary. What I would add though, as a business owner, is the impact these interior choices have had on our team. Each element has had a direct impact on how we meet, collaborate and make decisions that drive business growth: ✅ Meetings feel more focused and productive 🤝 The refreshed boardroom layout means all voices are heard (not just the loudest ones) 💻 Quick and easy connections with any remote employees 🔋 The space feels more welcoming, energising our team and boosting morale If your boardroom feels a bit flat, I highly recommend reading the full story to see how some of these principles might work for your own space: https://lnkd.in/eNqxU5Qv

In 2017, the best AI scored IQ 47 on a standardized test. First-grade level. Now the intelligence has caught up to humans. But that's not the interesting part. While the intelligence was catching up, the context capacity blew past us. Quietly. Humans hold about 7 items in working memory. Not pages. Items. A phone number is already pushing it. Current models hold thousands of pages and reason across all of them at once. I think most people still sort AI into two buckets: "not good enough yet" or "will be superhuman someday." They're missing the level we're actually sitting in right now. → Level 1 was the party trick era. Impressive demos, zero trust. → Level 2 is now. Human-level intelligence with superhuman context. A law firm ran it on 200-page M&A agreements. What took associates 2.5 hours took 45 minutes. Zero missed cross-references across 150+ contracts. → Level 3 is arriving. We've seen early signals this month. But most companies haven't even caught up to Level 2 yet. They're still using AI for party tricks when they should be putting their entire context in front of it. I wrote a longer breakdown of the three levels. Link in comments.

I spent yesterday in Hamburg and was impressed by the strong momentum across several major initiatives, including the LNG Project, Hanseatic Energy Hub, Holborn Refinery, and the growing number of data center developments, all of which reflect a city in active transformation. In connection with this growth, we are currently looking to expand our network of partners, particularly landlords offering apartments, houses, and hostels in and around Hamburg, who can support the provision of fully furnished accommodation for employees on longer-term assignments - no short-term or tourist stays. I would greatly appreciate any introductions or suggestions you may have for building stronger connections in this region, as we are keen to develop reliable partnerships that can support these ongoing projects in a structured and sustainable way.

We are looking for more apartments in Hamburg! Over the past few weeks, we have received several new inquiries from both existing and new customers looking for accommodation in and around Hamburg. That means one thing: we need more apartments! We are especially looking for opportunities in: 📍 Stade 📍 Hamburg-Moorburg 📍 Hamburg-Harburg 📍 Hamburg-Stellingen But we are interested in opportunities throughout Hamburg and the surrounding areas. We are looking for different types of accommodation, including: Individual apartments, Serviced apartments, Apartment buildings, Aparthotels, Larger residential properties, housing projects. Our primary focus is on properties we can lease, but we also work with investment partners who may be interested in acquiring suitable properties that we can then lease from them. If you are a property owner, developer, investor or operator – or simply know someone who might have something relevant – I would be very happy to hear from you. #Digital #BTP #Construction #ConTech #Terrain #Application

A flickering light becomes a safety hazard. And often, no one knew about the small issue until it was too late. => When reporting is clunky, residents, tenants, and staff stop bothering. Effective facility management starts with making it simple for 𝗲𝘃𝗲𝗿𝘆𝗼𝗻𝗲 to speak up. Just scan the QR, take a photo, add a note and... 💥 boom, it’s logged. FixForm turns “someone should fix that” into “already on it.” This instant connection means: • Issues are logged instantly. • Teams get the full picture, right from the source. • Small problems are tackled before they become major expenses or compliance risks. When reporting is easy, your facilities become more proactive, safer, and ultimately, more human.

Byggeriet står over for store udfordringer, men også store muligheder.
