Vrijdag is gehalveerd.

Come to site with me! Just over a year ago, ODGroup. digitalised their safety processes with Breadcrumb. I've been with them from day one. In that time, they've eliminated double-handling of safety paperwork, given site managers back hours every week, and built a digital record of every induction, permit, and RAMS submission — all synced directly to Procore. Moving to a new system is never straightforward. Big kudos to Jaspreet, their Health and Safety Advisor, for leading such a significant change across the business and bringing the workforce on the journey.

"No plan survives contact with reality" en "Alle begin is moeilijk" Daarom zeg ik: 𝐃𝐞 𝐦𝐨𝐨𝐢𝐬𝐭𝐞 𝐢𝐧𝐧𝐨𝐯𝐚𝐭𝐢𝐞 𝐢𝐬 𝐝𝐞 𝐢𝐧𝐧𝐨𝐯𝐚𝐭𝐢𝐞 𝐝𝐢𝐞 𝐠𝐞𝐛𝐫𝐮𝐢𝐤𝐭 𝐰𝐨𝐫𝐝𝐭. I hate mountains of paperwork on site. This year we did something about it! We've digitised our health and safety processes at Artium Construction Limited by rolling out Breadcrumb across all five of our live construction sites. The biggest shift has been visibility and consistency. We can now see exactly who's on site, who's completed their induction and what's still outstanding across every project, in real time. Now everyone works from the same system, to the same standard. What I'm most proud of is that every single member of our staff is now fully onboarded and using Breadcrumb. That doesn't happen without the right platform and the right people behind it, so huge credit to Pavi Paskaran and the team throughout for the support.

Selling a property is less simple than you think... Often people think that the maths is very straight forward when it comes to selling a property; You take the selling price, less agent commission and keep some of the profit aside for capital gains tax (if you are thinking that far). Some of the additional costs that you may not think about are; - bond cancellation fees (bank dependant and if adequate notice is not given) - bond attorney cancellation fees - certificates of compliance fees for issuing certificates - any repair work that is needed to get valid COC's (somehow there is always work) - If sectional title, levy clearance fees (normally about 3 months of levy payments) - rates clearance (normally about 3 months of rates payments) - VAT on the agent's comm The above does not only affect your calculated return, but can also have a large impact on your cash flow leading up to the transaction which you may not have budgeted for. it should be noted that items like your rates and levy clearance figures can be claimed back pro-rata in relation to when transfer takes place, but you will need to chase this up yourself in most cases. Speaking about cash flow, a further consideration you need to keep in mind when selling; If you had a tenant in the property and are now selling it vacant, the transfer can take up to 3 months and your monthly running costs like your bond, rates, and levies don't wait for you. This can have a massive impact on your calculated return on cash based on how much leverage you have. THEN... all of the above needs to be taken into account when considering your tax liability on the property which has multiple factors affecting it; - how long you held the property - how often you flip properties (it may be seen as trading rather than a capital gain) - what structure/entity you own in - what you spent on the property whilst you owned it (upgrades/improvements) The bottom line is that it is important to educate yourself and speak to a professional before you make a quick decision based on a 'shiny' return %. The devil is always in the detail.

Savills just released their H1 2026 World Cities Prime Residential Index. 30 cities - one, beautiful underdog outperforming it's peers - and it's ours. Cape Town While the global average for prime capital values crawled up 0.6% in H1 2026, Cape Town posted 4.7% growth. Rents rose 7.9%, the strongest rental growth of any city in the index. Cape Town prime property averages €2,800 per square metre (R52,360 at current exchange rates). That is the second cheapest of all 30 cities tracked, just above Kuala Lumpur. Compare that to; - London at €18,200 (R340,340) - New York at €25,000 (R467,500) - Hong Kong at €34,800 (R650,760) Meanwhile the cities that dominate the global prime conversation are cooling off fast. Dubai fell 4.5% on capital values and 6.7% on rents in H1, with Savills forecasting a further 10% drop through H2 as oversupply changes market dynamics. London is still 24.5% below its 2014 peak. And the forecast for H2 2026? Savills projects Cape Town to lead all 30 world cities, with capital values expected to rise 4% - 5.9% (ahead of Singapore, Seoul, Lisbon, Madrid and every other market in the index - insane) The driver is fairly simple; demand keeps outstripping a limited pool of high-quality prime stock, and Savills expects the pricing gap between prime and non-prime areas to keep narrowing through the year.

Skip tracing starts with a property. But what if all you have is a phone number? Introducing Reverse Skip Tracing, the newest endpoint in the BatchData API. Traditional skip tracing goes from an address to contact info. Reverse Skip Trace flips it. Start with a phone number or email address and get back the person behind it, plus the property and insights linked to them. That property linkage is the part no other reverse lookup returns. Matches come back with DNC, TCPA, litigator, and deceased flags, so your team knows who's safe to contact before first contact. Teams are already putting it to work in a handful of ways: - When an inbound call or web form comes in with just a number, the rep now knows who is calling and all properties linked to them before they take the call. - Resolve raw phone and email lists to real person records for cleaner segmentation and lead routing (speed to lead). - Confirms a contact matches the intended target and layers on DNC/TCPA compliance checks before any outreach occurs. - Enrich existing CRM records to catch outdated or mis-attributed data and keep everything in sync. It's available over our REST API and as a native tool on the BatchData MCP server, so your AI assistants can run reverse lookups in plain language with no code required. Curious what it can do for your workflow? 📅 8. Every company claims they have “the best property data.” Kind of like how every restaurant says they have the “world’s best burger.” The problem? You notice when the burger is average. Same thing with data. If it’s missing, outdated, or flat-out wrong—you feel it (and so do your customers). That’s why companies switch to BatchData. We deliver the most accurate property data you can actually trust. Here’s what our customers love after making the switch: ✅ Homeowner + property info all in one place ✅ Multi-sourced fill rates (because one source is never enough) ✅ Phone number enrichment that connects you to real people ✅ Robust API endpoints that let you build faster ✅ AI & LLM algorithms powering smarter insights If “good enough” data is slowing you down, it’s time to level up. Two calls last week w/the same issue. Totally different outcomes. #1: "We're struggling to lease but we've got it handled. Thanks anyway..." #2: "We're struggling to lease and we need help. When can we talk?" You either want full buildings or you don't. 🤷♂️ The properties that stay empty keep doing broken things while expecting different results. They'd rather fail alone than succeed with help. The properties that fill up get vulnerable and let fresh eyes look under the hood. Which caller would you be?

Something I want to say to anyone who’s thinking about bring their property to market in the next year and you've heard the horror stories. This is for you. Whether you’re a developer, owner, both, or some mix of this industry where go-to-market decisions fall to you. My team and I are not trying to "fix" the industry with one project. We've diligently, quietly, been crafting hundreds of lease-ups over the last 10 years. Approaching $5B in assets that have partnered with us. We’re doing things differently. We start with getting real about timelines, investment, and a commitment to drive awareness and demand. We want to get things done. Failing lease-ups usually come down to two things: an unwillingness to truly invest in your GTM plan, or a stubbornness that leads to doing things your own way come hell or high water. You know what I mean. If you've been told that going to market is always going to be a cluster, full of massive stress moments, let's talk. It doesn’t have to be that way. Drop me a DM if this resonates 🫡

A client came to us with a brief that we're hearing a lot lately. They are a fintech firm in Paris, moving into a new space. 400 people on day one. 950 within 18 months. "We don't want to redesign twice," they said. That line became the project. We designed three versions of the same space - Day 1, Day 2, Day 3 - each one a natural evolution of the last. No demolition. No recabling from scratch. No starting over. It was all about thinking ahead. Every partition, every infrastructure decision, every workstation cluster placed knowing that at some point, the team next to it would double. The result: a 12,000 sqm office in Paris built to grow before anyone had even moved in. We're working with a number of fast-growing tech and AI companies at the moment who are facing the same thing > a move-in date already in the calendar > headcount that keeps climbing > Q1 projections already locked on the spreadsheet. The decisions made in the next few weeks are the ones that determine whether the space still works a year from now. If that sounds familiar, it's probably worth talking sooner rather than later. Most development teams I work with across the Middle East still run their feasibility and cash flows in spreadsheets. It works, until you are juggling several projects at once and every appraisal sits in a different file. That is the gap ARGUS EstateMaster fills. Feasibility, cash flow, and scenario testing in one place, with the flexibility of Excel but the structure and audit trail you need when the numbers go to the board. If your team is spread across a growing pipeline, it is worth a proper look. https://bit.ly/3RHzlft

A development lives or dies on a handful of early assumptions: what you pay for the land, how you phase it, and how sensitive the return is to cost and timing. We put together a short, practical guide on how to think about development feasibility, land value, risk and return, and where the usual assumptions catch teams out. No product pitch, just how we see it after years of working with developers here. If feasibility is part of your world, have a read. https://bit.ly/4bNSe79
