The median homebuyer in 2007 was born in 1968. The median homebuyer in 2024? Still born in 1968. Let that sink in. That’s not a typo—it’s a snapshot of how affordability, debt burdens, and market constraints have effectively frozen younger generations out of homeownership. It’s not just about preferences. Structural headwinds—wages not keeping up with housing costs, limited supply, and capital barriers—have made buying a home dramatically harder for Millennials and Gen Z. At the same time, older buyers with equity and access continue to drive demand and shape the market. At Sage Investment Group, this is why we’re laser-focused on transforming obsolete hotels into attainable, community-oriented housing. Our mission is about more than returns—it’s about building pathways into housing for the next generation. If the median homebuyer hasn’t gotten any younger in nearly two decades, it’s time to rethink the system. www.sageinvestment.com #housingcrisis #realestateinvesting #affordability #impactinvesting #multifamily #SageInvestmentGroup #economicmobility

Most Americans are living paycheck to paycheck—and the trend is getting worse. According to PYMNTS, 68% of consumers now rely on their next paycheck to get by. Even more concerning, nearly 1 in 4 struggle to pay monthly bills. At Sage Investment Group, we see this reality every day. Too many households are caught between stagnant wages and rising housing costs, with little room to breathe. That’s why we’ve focused our energy on creating naturally affordable housing by converting underutilized hotels into vibrant multifamily communities. These are not subsidized units. They’re high-quality homes priced so that working families, retirees on fixed incomes, and young professionals can actually afford them—without sacrificing their financial stability. This is where impact and strong investment performance meet: ✅ We’re addressing the housing crisis at scale. ✅ We’re lifting up communities that have been priced out. ✅ And we’re delivering sustainable returns for investors who want to be part of the solution. If you’re an investor, family office, or partner looking to align capital with impact, we’d love to connect. Together, we can turn these alarming trends around—one conversion at a time.

When you spend enough time around Costco, eventually you start buying in bulk. Even hotels. Excited to share we’ve acquired a former motel near Costco HQ. More soon — but safe to say this one comes with strong fundamentals, a great location… and dangerously easy access to a $1.50 hot dog. Some temptations are unavoidable. 47% of limited-service hotels in America are over 25 years old. That's not just a crisis for hospitality. That's an opportunity for housing. Here's what happens when a hotel hits 25+ years: → PIPs become cost-prohibitive → Franchisors push upgrades the economics don't support → Operating margins compress as maintenance costs climb → Owners start thinking "exit" instead of "invest" Meanwhile: → 4.7 million homes short nationwide (Zillow, 2025) → 680 people on the waitlist in Centralia, Washington. Population: 18,000. We see aging hotels differently. An outdated hotel = existing structure, existing utilities, existing parking, favorable zoning. Conversion cost all in (acquisition + rehab): $55,000-$130,000 per unit. New construction: $210,000-$350,000 per unit. Timeline: 12-18 months vs 36-60 months. The math is simple. The opportunity is massive.

🏡 The cost of owning a starter home has never been higher relative to renting. This chart from John Burns Research and Consulting shows a staggering shift: in 2024, the monthly cost of owning a single-family starter home is 97% higher than renting an average apartment. That’s nearly triple the historical average of 35%. For most of the 2010s, the rent-vs-own decision was tilted in favor of ownership. But as home prices soared and mortgage rates climbed, the economics flipped dramatically. Since 2022, the affordability gap has widened to levels not seen since the mid-2000s bubble. At Sage Investment Group, we’re addressing this head-on—repurposing underutilized hotels into quality naturally affordable multifamily housing in high-demand markets. It’s one way we’re helping renters access stable, livable housing without needing to outbid inflation and interest rates. The market has changed. So must our solutions. #HousingCrisis #AffordableHousing #Multifamily #RealEstateInvesting #BuildToRent #PropTech #HousingMarket #HomeOwnership #RentVsOwn
