“That’d be impossible… unless?” – Andrew James How do you respond when life throws a punch? If you’re like most people, when you hit a wall, you just push harder—longer hours, more stress, hoping brute force will somehow get you through. If you’re like Andrew, you stop. Take a breath. And then ask the simple question that’s carried him through every tough season: “What would have to be true for this to work?” That single question has shaped everything he’s built—taking him from a scrappy kid flipping diet plans on eBay (& later hustling affiliate offers & imported products) to the founder of Eyeball Division & Cerebro Analytics, two companies helping brands grow smarter and faster. And it’s the same mindset that’s pulled him through the messy middle: the clients ready to walk, the pivots that felt terrifying, the nights where the easy answer would’ve been to quit. If you’re ready for an episode that part wake-up call, part permission slip to do things differently: 👉 Download Andrew’s episode of the Anything but Typical Podcast (link in 1st comment) 👉 Connect at cerebroanalytics dot com Andrew has built a life out of tackling challenges most people walk away from—and actually enjoys the climb. Which is why Walt Disney’s words feel spot on: “It’s kind of fun to do the impossible.” Agree? #anythingbuttypical #ripplemakerz #entrepreneur Ben McDonald BGW

How to get ahead of 99% of your competitors? Most people think it's about working harder, spending more, hiring better people. You can do all those things and still lose. Here's why: You win by making better decisions faster than they do... ...focusing on the facts that will get you paid that THEY don't even know about. And you can't make better decisions without better information. After a certain point, you're not in every sales meeting, you're not in every hiring appointment, and you're not in every single detail of the business. But AI can be. And that's what this is: An AI dashboard that connects to your actual business data, so you see what's working, what's not, and where the money really is. If your competitors don't have this already, they will. And as long as you have it first, they're still guessing what's going on while you're not. That's how you get ahead of 99% of your competitors. So what do I have to offer? I'm giving away a hundred of these AI dashboards in Q1, and I'm not asking for a penny. All you gotta do is click the link below, answer one question about your business, book a call, and you can get your AI dashboard 100% for free.

Here's how to get ahead of 99% of your competitors with an AI dashboard that tells your team exactly what to do. AND what that actually means. Right now, you've got data everywhere. Your CRM, your accounting software, Google Ads, job management tools like Service Titan. YET when you need to make a decision about where to spend money, or what your team should focus on, you're guessing. Most of your competitors are doing the same thing. And, of your peer group, that's the 99%. What if, instead, you could ask, "Where should I focus to make more money this month?" ...and AI told you, based on your actual numbers, not some generic advice, exactly what levers to focus on? That's what Cerebro does. It connects to all your data, and then allows AI—plus some special sauce we've built under the hood—to show you the 3–5 numbers that matter, and talk to it in plain English. So, if that sounds interesting, click below to take a 1 question quiz, and create a free account. After you get logged in, just talk to the ai for 5 minutes, and it will have the context to tell you what data to connect, and how to find the bottleneck in your business. Then your team knows exactly what to do. Not guessing. Knowing. I'm building 100 free dashboards in Q1. One per city, per business type. So if another plumber, electrician, awnings installer, garage door company in your market gets theirs first, that spot's gone. ⬇️ Click below to see if your market is still available ⬇️

𝗦𝗵𝗼𝘂𝗹𝗱 𝘆𝗼𝘂 𝘀𝗽𝗲𝗻𝗱 𝗺𝗼𝗿𝗲 𝗼𝗻 𝗮𝗱𝘀 𝗼𝗿 𝗰𝗵𝗮𝗻𝗴𝗲 𝗿𝗲𝗻𝘁𝘀? Before you increase the budget or offer another concession, here's what I'd look at. 𝗦𝗽𝗲𝗻𝗱 𝗺𝗼𝗿𝗲 𝗼𝗻 𝗮𝗱𝘀 𝘄𝗵𝗲𝗻: → Qualified prospects are touring and signing, but you need more of them to fill upcoming availability. → You know which channels produce signed leases at a cost that works. → Your ads promote the floor plans you actually need to lease. Sometimes the funnel works. You just need more people coming through it. 𝗥𝗲𝘃𝗶𝘀𝗶𝘁 𝗿𝗲𝗻𝘁𝘀 𝘄𝗵𝗲𝗻: → Prospects tour, then choose comparable properties offering better value. → Concessions and fees change how your asking rent compares. → ILS leads fall while Google search leads hold steady. That last one matters. Price can affect whether someone ever sees your listing, before your leasing team gets a chance. 𝗖𝗵𝗲𝗰𝗸 𝘁𝗵𝗲 𝗹𝗲𝗮𝘀𝗶𝗻𝗴 𝗽𝗿𝗼𝗰𝗲𝘀𝘀, 𝘁𝗼𝗼. Missed calls, slow follow-up, and unavailable tour times can make a pricing or advertising change look necessary. Those are the rules of thumb. 𝗕𝗲𝗳𝗼𝗿𝗲 𝘆𝗼𝘂 𝗱𝗲𝗰𝗶𝗱𝗲, 𝗱𝗼 𝘁𝗵𝗲 𝗺𝗮𝘁𝗵. Start with what each day of vacancy costs you. At $60 a day, moving the rent start date forward 20 days recovers $1,200 before the cost of making it happen. What would those 20 days cost to get back? → More ads and the team's time to work the leads? → A concession for someone ready to move? → A rent reduction for the entire lease? $150 off monthly costs $1,800 over 12 months. A $600 concession costs $600. More advertising has its own cost and time to produce a move-in. Compare each option with your current plan. Include payroll, PM fees, advertising, concessions, and rent forgone, counting each cost once. Spend more when the expected vacancy dollars recovered exceed the added cost and beat the alternatives. I've put an AI prompt for running the comparison in the first comment. Which option buys back vacancy days most profitably at your property?

Our firm is beating or meeting submarket occupancy in every one of our markets. This is a huge data point we look at because 1) it tells you how your asset is performing compared to competition and 2) when occupancy is healthy the cash flow is healthy. Here are a few things our asset management team has done to accomplish this: 1) It's the people - We hire the best property managers that have the best teams and we work extremely close with them to align property performance w/ proforma 2) Marketing - We know what levers to pull from a marketing perspective to increase property tours and sign leases 3) Location Location Location - You can have the best people, and know how to market but if the location isn't good you aren't going to sign leases. Something i'll add, this screen shot comes from dashboard we are building that enables to see the performance of our properties all in one place. I love how data driven our team is! It's been fun learning how each market operates and how a good asset management team works closely with property managers! I love sharing these metrics w/ our partners

You watched AI get occupancy wrong by 2% and now want nothing to do with it. ⠀ And honestly, you’re not wrong… yet. ⠀ I spend a lot of time talking to multifamily owners and asset managers, and the frustration is real. ⠀ Someone handed AI a rent roll, operating report, or financial statement. It got the math wrong, created more work, and now nobody wants it anywhere near the portfolio. ⠀ That’s a reasonable response to a bad first impression. ⠀ But the mistake wasn’t necessarily using AI. ⠀ It was asking AI to do the wrong job. ⠀ The best use of AI isn’t trusting it to calculate occupancy, delinquency, NOI, or budget variance. ⠀ Your property-management and accounting systems should already contain the dependable numbers. ⠀ AI’s job is to take that verified output, connect the dots, and help you understand what needs attention. ⠀ Stop asking AI to do the math. ⠀ Start asking it to analyze what the math means. ⠀ Here’s what that looks like in practice: ⠀ 1. Let your systems handle the numbers. ⠀ Pull verified data from your PMS, accounting system, leasing reports, and other source systems. ⠀ Then use AI to identify unusual variance, declining leasing velocity, upcoming occupancy exposure, growing delinquency, and properties drifting from budget. ⠀ 2. Start with high-friction, low-risk work. ⠀ Summarize weekly reports. Flag missing information. Explain what changed. Build the first draft of an owner update. Surface the properties and units that deserve a closer look. ⠀ 3. Make AI show its work. ⠀ Every number should trace back to a real source, report, property, and reporting period. ⠀ When something is wrong, fix the definition or source instead of pretending the answer was good enough. ⠀ The asset managers who figure this out first won’t just produce reports faster. ⠀ They’ll spend less time assembling information and more time deciding what to do about it. ⠀ That’s the real advantage. ⠀ A bad first answer shouldn’t be the thing that keeps your team buried in PMS reports and spreadsheets for another five years.
