Sogar in ganz Deutschland.

Ask a foreign investor what worries them most about Germany. You might expect the answer to be taxes. It usually isn’t. What I hear much more often is one word: Over-regulation. And I understand why. Take the Heating Act. The rules have changed several times within a relatively short period. At the same time, CO₂ requirements are becoming more complex and demanding. For investors and businesses, this creates something that is often more damaging than a high tax rate: uncertainty. Nobody likes making a long-term investment when they don't know what the rules will look like in two or three years. But here is where I think Germany gets an unfair reputation. Because while the regulatory environment can be frustrating, the German tax system has a quality that foreign investors often underestimate: predictability. Tax authorities apply the rules. Courts review their decisions. And, yes, getting a final answer can sometimes take time. But there is a process. There are rules. There is a legal framework. And, ultimately, there is a decision you can rely on. That may sound boring. It isn't. For an investor putting millions into a country, knowing where you stand can be worth far more than a headline tax rate. In some countries, challenging a tax assessment can turn into a battle that drags on for years, with no clear end in sight. Germany can be slow. Germany can be bureaucratic. Germany can certainly be over-regulated. But when it comes to taxation, that same system can provide something investors desperately need: certainty. So perhaps we should stop asking whether Germany is a high-tax country. The more interesting question is whether Germany is a predictable country to invest in. My answer is: When it comes to tax, surprisingly often, yes. The real challenge is navigating the regulatory environment. And that is precisely where the right structure — and the right advisor — can make all the difference.

Germany has a reputation for being a high-tax country. But when it comes to real estate, the picture can look quite different — especially for foreign investors. Get the structure right, and rental income from German real estate can be taxed at around 16%. That’s surprisingly competitive by European standards. Just look at the comparison: 👉 Luxembourg, often seen as a tax-friendly country: around 29%. 👉 Liechtenstein: around 10%. So when it comes to real estate income, Germany is actually much closer to Liechtenstein than to Luxembourg. Of course, you don’t automatically get to that 16%. It depends on how the investment is structured, which entity holds the property and how the investment is set up. And that’s really the key point. Germany may be a high-tax country in general. But that doesn’t necessarily mean it’s a high-tax country for every type of investment. For international real estate investors, the structure can make a huge difference. So before writing Germany off as a high-tax location, it may be worth taking a closer look. Sometimes, Germany is more tax-attractive than its reputation suggests.

Nope. ➡️ Wie funktioniert das Steuersystem? ➡️ Was sind Finanzstrategien?

Jetzt musst du an jedem Tag abliefern.

A rent freeze is meant to protect the people who need housing most. It usually does the opposite. Here's why. A cap doesn't create a single new apartment, and it doesn't reduce demand either. List an apartment in Berlin and a hundred people still show up. All a cap changes is how the landlord picks one of them. When the price can't decide, something else does: the safest name on the application. The doctor couple gets the apartment. The supermarket cashier doesn't. So the tenant the cap was written for is often the one who ends up without the apartment. Berlin already tested this. The 2020 rent cap was struck down by the constitutional court a year later, but not before the supply of rental listings collapsed. Studies put the drop somewhere between a quarter and a half. Fewer apartments, harder to find, handed to whoever looked safest on paper. The uncomfortable truth is that affordable housing cannot be legislated into existence. It requires more supply. And supply will only expand when the economics make sense. Either because rents rise to sustainable levels or because construction costs fall as excessive regulation is rolled back. When the East German market opened to investors in the late 90s, so much got built that rents actually fell. In Leipzig, even in the early 2010s, you could rent a fully renovated apartment for €4.50 per square meter. A cap can freeze a number for a while. It can't build the next apartment. Only investment does that. If the goal is genuinely affordable housing, the only lever that works is building more of it.
