Estate planning looks different when land is involved. For families whose wealth is tied up in farms, forests, or large tracts of rural land, traditional strategies don’t always address long-term preservation, tax exposure, or development pressure. Conservation easements are one planning tool that can help align land ownership with a family’s long-term goals — when used appropriately. This carousel highlights common scenarios where easements may belong in the estate planning conversation. See how Foothills works with estate planners and financial advisors

There’s a moment when conservation becomes something you can walk into. You see it in a trail through the trees. A creek running alongside a walking path. A family gathering under a pavilion. A child discovering a place they’ll remember for the rest of their life. That’s what’s happening in Maryville. Foothills Land Conservancy recently provided $330,000 to support improvements at Jarvis Park and Billy Minser Park, made possible through the generosity of conservation-minded East Tennessee families and longtime FLC supporters. It’s a powerful example of what happens when people choose to invest in land conservation. For more than 40 years, FLC has worked with landowners to protect farms, forests, wildlife habitat, waterways and other special places. Today, we’re also looking toward opportunities to acquire and preserve land for the public to enjoy, creating protected spaces that will remain part of our communities for generations to come. The places we protect become part of the legacy we leave behind. And that future depends on people who are willing to invest in it. Your gift to Foothills Land Conservancy helps us be ready when the next important piece of East Tennessee needs protection. Help us preserve more of the places that make this region home.

The places that define East Tennessee will not remain unchanged simply because we love them. Protecting forests, family farms, wildlife habitat, waterways, and scenic landscapes requires people who are willing to plan, partner, and act. Foothills Land Conservancy works with landowners and supporters to turn that commitment into lasting protection, one property at a time. Responsible growth and conservation can coexist, but only when we make room for both.

Passing land to the next generation is not always as simple as naming an heir. Families need to consider whether future owners can maintain the property, how heirs will make decisions, and whether the land could eventually be divided or developed. By beginning these conversations early, advisors can help clients create plans that account for both the property’s financial value and what the land means to the family. When conservation is part of that vision, Foothills Land Conservancy can help you and your clients explore the path forward.
