Buyers, tenants, and lenders are putting deal materials into AI before they call. Drop the sample into ChatGPT or Claude and ask it a prospect’s question. You’ll see the answer, the sources, and the next step back to the broker.

The Deal Brief gives ChatGPT and Claude a rigorously evaluated, source-cited package of verified deal facts and carefully crafted instructions, so the deal team’s thesis continues to guide the analysis.

I walked into Cornish & Carey's Sacramento office in 2004 with a Blackberry clipped to my belt. My brother in law worked in Silicon Valley and handed it to me like it was contraband. He told me this was the next big thing, so I wore it proudly. Did I come off as a young punk? Sure. Did I make a few of the older guys feel like dinosaurs? Probably. Did it change the business? Completely. Not because email got faster. Because the deal stopped living at your desk. I could work a call sheet from a parking lot in Folsom at 6pm. The guys who figured that out early got a two-year head start on everyone else. My wife just had our old Blackberrys framed. It's a fun piece to look at, and stirs up more emotion than I expected. I know some of you remember wearing the skin off your thumbs. It feels like that moment again. But I think we're underrating what's actually changing. It isn't speed. It's where our deals get read. Buyers and tenants are now dropping our OMs and flyers into ChatGPT before they ever pick up the phone. They get a confident answer back, pulled out of a PDF that was never built to be read by a machine. Whatever the OM or flyer states ambiguously or can't decipher, the model fills in for them, and it tends to be wrong. ChatGPT and Claude are now becoming the first read on your deal, and your OM/flyer are not built for it. That's why we developed the AI Brief. Your verified deal data plus instructions, in a file the model actually reads, so the buyer gets your story, your facts, and your numbers back instead of its own. duxre.com/ai-brief

Asking “what’s this deal really worth?” changed ChatGPT’s valuation by $4M, a 44% increase. I took one of our SoCal office listings and asked ChatGPT what the property was worth. It came back at $9M. Then I asked what the deal was really worth. It came back at $13M. The asking price was $10M. Neither $9M nor $13M was in the OM. Same property. Same OM. One word changed. Buyers are already using ChatGPT and Claude to look at listings before they call the broker. If the answer can move this much based on how the question is phrased, that is a problem. OMs and flyers were built for people. The AI Brief is built for their AI. It gives the LLM a broker-reviewed, source-cited read of the deal, including what is fact, what is not, and what it should not invent. I asked the same questions with the AI Brief attached. ChatGPT found the $10M ask and did not make up a competing valuation. Free with Duxre Ignite. duxre.com/ai-brief
