BREAKING NEWS: CapitalRise funds the transformation of a historic Marylebone townhouse. We are proud to support the restoration of a Grade II listed Georgian townhouse in Marylebone with a £5.5m development loan. The property, located on Manchester Street within the Portman Estate Conservation Area, was previously used as an HMO and now has consent to be reinstated as a grand, single residence. The approved plans will see the building sympathetically refurbished to include four ensuite bedrooms across five levels, blending its original Georgian architecture with modern luxury finishes. This scheme was originated by Katy Katani at CapitalRise and introduced by Emily Bevens of LEXI Finance, with legal due diligence carried out by Ayesha Hasan and her team at Irwin Mitchell. Katy commented: “Manchester Street is a quintessential Marylebone address, and this project represents a rare opportunity to restore a historic townhouse to its former glory. We’re delighted to support such capable developers on this Prime Central London scheme." CapitalRise is a leading specialist property finance company founded in 2016 by luxury developers, with a unique focus on high-end property across the UK, with a particular specialism in London and the South East. We are grateful to PrimeResi Journal for covering the story. Read the full article here: https://lnkd.in/eCjPcq3h

We’ve expanded our geographical reach, diversified our asset classes, and broadened our product range to meet the changing needs of the UK’s property finance market. 🔹 New Geographies: We are now actively lending beyond our traditional footprint in London and the South East. In this latest article, CapitalRise’s Stacey Baxter explores the growing strength of regional prime property markets, and how bridging and development finance are evolving to support them. London remains a key market for high-end real estate, but in 2025, we’re seeing strong growth across the wider UK. From Cornwall to Cheshire, regional markets are showing resilience, driven by regeneration, infrastructure investment, and shifting lifestyle preferences. At CapitalRise, we’ve responded by expanding our lending footprint, with 65% of our loans (so far) this year having been outside Greater London. Recent CapitalRise deals include: - Portfolio of assisted living schemes across Eastern England - Hotel acquisition in Gloucester - Sales exits in Bath and the Wentworth Estate - Development of two new-build houses in the Cotswolds Bridging finance is enabling developers to act quickly and unlock value in these locations. Our team is focused on building strong relationships across the UK to support this momentum.
