Please read this if you'd like to understand the real math behind Commercial Appraisals. The Sales Comparison Approach is the backbone of valuation, but it only works if you are using the right Unit of Comparison. 𝗛𝗲𝗿𝗲 𝗶𝘀 𝗵𝗼𝘄 𝘁𝗼𝗽-𝘁𝗶𝗲𝗿 𝗮𝗽𝗽𝗿𝗮𝗶𝘀𝗲𝗿𝘀 𝗯𝗿𝗲𝗮𝗸 𝗱𝗼𝘄𝗻 𝘁𝗵𝗲 𝗽𝗿𝗶𝗰𝗲 𝘁𝗼 𝗳𝗶𝗻𝗱 𝘁𝗵𝗲 𝘁𝗿𝘂𝗲 𝘃𝗮𝗹𝘂𝗲: 𝟭. 𝗣𝗶𝗰𝗸 𝘁𝗵𝗲 𝗥𝗶𝗴𝗵𝘁 "𝗥𝘂𝗹𝗲𝗿." Amateurs look at the total price. Pros look at the unit that drives revenue. Office: Price per Square Foot of Leasable Area. Hospitality: Price per Key (Room). Specialty: Price per Marina Slip or Theater Seat. If you use the wrong unit, the comparison falls apart. 𝟮. 𝗤𝘂𝗮𝗻𝘁𝗶𝘁𝗮𝘁𝗶𝘃𝗲 𝘃𝘀. 𝗤𝘂𝗮𝗹𝗶𝘁𝗮𝘁𝗶𝘃𝗲 (𝗧𝗵𝗲 "𝗡𝗼 𝗗𝗮𝘁𝗮" 𝗙𝗶𝘅) Ideally, we use Paired Sale Analysis—finding two identical properties with one difference to calculate an exact dollar adjustment. But what if data is scarce? We switch to Qualitative Analysis. We rank properties as "Superior" or "Inferior." It’s not a guess; it’s a proven hierarchy used when market activity freezes (as in high-interest-rate environments). 𝟯. 𝗧𝗵𝗲 "𝗦𝗰𝗮𝗿𝗰𝗶𝘁𝘆" 𝗣𝗿𝗼𝘁𝗼𝗰𝗼𝗹 When a property is unique or the market is in a recession, local comps might not exist. The Solution: We don't guess. We expand the search radius, look further back in time, and adjust for market conditions. A credible appraisal doesn't just report the data. It interprets it. “𝗦𝘁𝗼𝗽 𝘃𝗮𝗹𝘂𝗶𝗻𝗴 𝗰𝗼𝗺𝗽𝗹𝗲𝘅 𝗮𝘀𝘀𝗲𝘁𝘀 𝗹𝗶𝗸𝗲 𝘀𝗶𝗻𝗴𝗹𝗲-𝗳𝗮𝗺𝗶𝗹𝘆 𝗵𝗼𝗺𝗲𝘀.” If you are obsessed with "𝗣𝗿𝗶𝗰𝗲 𝗣𝗲𝗿 𝗦𝗾𝘂𝗮𝗿𝗲 𝗙𝗼𝗼𝘁," you are likely undervaluing your property. Read this if you want to understand the real math behind commercial valuation. When the market is moving fast or when sales data dries up entirely amateur math fails. Professional appraisers don't just "𝗳𝗶𝗻𝗱 𝗰𝗼𝗺𝗽𝘀." We break the data down to find the true drivers of value. Here is the 𝟯-𝗦𝘁𝗲𝗽 𝗙𝗿𝗮𝗺𝗲𝘄𝗼𝗿𝗸 we use to value assets when the answer isn't obvious: 𝟭. 𝗣𝗶𝗰𝗸 𝘁𝗵𝗲 𝗥𝗶𝗴𝗵𝘁 "𝗥𝘂𝗹𝗲𝗿" (𝗨𝗻𝗶𝘁𝘀 𝗼𝗳 𝗖𝗼𝗺𝗽𝗮𝗿𝗶𝘀𝗼𝗻) Square footage is often the wrong metric. We analyze the unit that generates the revenue. Multifamily: Price per Leasable Unit. Hospitality: Price per Key. Specialty: Price per Slip (Marina) or Seat (Theater). If you measure the wrong unit, the comparison falls apart immediately. 𝟮. 𝗧𝗵𝗲 "𝗣𝗮𝗶𝗿𝗲𝗱 𝗦𝗮𝗹𝗲" 𝗚𝗼𝗹𝗱 𝗦𝘁𝗮𝗻𝗱𝗮𝗿𝗱 How do we know exactly what a specific feature is worth? We don't guess. We use Paired Sale Analysis: We find two sold properties that are identical in every way except for that one feature. The price difference = the exact market value of that amenity. 𝟯. 𝗧𝗵𝗲 "𝗡𝗼 𝗖𝗼𝗺𝗽𝘀" 𝗣𝗿𝗼𝘁𝗼𝗰𝗼𝗹 What happens when a property is unique, or the market freezes (recession)? We switch to Qualitative Analysis. Instead of forcing a dollar adjustment where data doesn't exist, we rank comparable properties as "Superior" or "Inferior" based on facts. This allows us to bracket the value accurately even in a low-volume market. 𝗧𝗵𝗲 𝗕𝗼𝘁𝘁𝗼𝗺 𝗟𝗶𝗻𝗲: A lack of data doesn't mean a lack of value. It just requires a better analyst. 𝗧𝗵𝗶𝘀 𝘀𝗶𝗻𝗴𝗹𝗲 𝗺𝗶𝘀𝘁𝗮𝗸𝗲 𝗰𝗮𝗻 𝗲𝗿𝗮𝘀𝗲 𝘁𝗵𝗼𝘂𝘀𝗮𝗻𝗱𝘀 𝗶𝗻 𝘃𝗮𝗹𝘂𝗲 𝗶𝗻𝘀𝘁𝗮𝗻𝘁𝗹𝘆. Hiring the wrong appraiser isn’t just an inconvenience, it’s a financial liability that can torpedo your reputation with lenders. 𝗥𝗲𝗮𝗱 𝘁𝗵𝗶𝘀 𝗶𝗳 𝘆𝗼𝘂 𝗮𝗿𝗲 𝗼𝗿𝗱𝗲𝗿𝗶𝗻𝗴 𝗮 𝗰𝗼𝗺𝗺𝗲𝗿𝗰𝗶𝗮𝗹 𝗮𝗽𝗽𝗿𝗮𝗶𝘀𝗮𝗹 𝗶𝗻 𝗠𝗮𝘀𝘀𝗮𝗰𝗵𝘂𝘀𝗲𝘁𝘁𝘀. The barrier to entry in the appraisal industry is high, but the barrier to complacency is low. Because competition is limited, many firms rely on hand-fed orders and offer poor service. Don't let a bad valuation set back your operations. Here is your 3-step vetting process to ensure reliability: 𝟭. 𝗧𝗵𝗲 "𝗚𝗲𝗼𝗴𝗿𝗮𝗽𝗵𝘆" 𝗧𝗲𝘀𝘁 Massachusetts is complex. Economic drivers change street by street. 𝗥𝗲𝗱 𝗙𝗹𝗮𝗴: If an appraiser relies on general data without deep local market history, they will miss the nuance. Ensure they have years of experience in the subject property’s specific town, not just the state. 𝟮. 𝗧𝗵𝗲 𝗥𝗲𝗳𝗲𝗿𝗲𝗻𝗰𝗲 𝗖𝗵𝗲𝗰𝗸 (𝗠𝗮𝗻𝗱𝗮𝘁𝗼𝗿𝘆) Online reviews are useless in this industry. Regular clients don’t leave stars on Google. 𝗧𝗵𝗲 𝗙𝗶𝘅: Demand 3 past client references. Call them. Ask about attitude and timeliness. If the firm hesitates to provide names, assume they have a track record of unhappy clients. 𝟯. 𝗧𝗵𝗲 "𝗥𝗲𝗱𝗮𝗰𝘁𝗲𝗱 𝗥𝗲𝗽𝗼𝗿𝘁" 𝗔𝘂𝗱𝗶𝘁 Never hire blind. Ask to see a redacted sample report before signing the engagement letter. 𝗪𝗵𝗮𝘁 𝘁𝗼 𝗹𝗼𝗼𝗸 𝗳𝗼𝗿: Don’t look at the value. Look at the quality of adjustments. 𝘼𝒓𝙚 𝙩𝒉𝙚𝒚 𝒍𝙤𝒈𝙞𝒄𝙖𝒍? 𝑰𝙨 𝙩𝒉𝙚 𝙙𝒆𝙩𝒂𝙞𝒍 𝒈𝙧𝒂𝙣𝒖𝙡𝒂𝙧? This is the only way to judge accuracy before it’s too late. Vetting your appraiser takes 15 minutes. Fixing a bad deal takes months. 𝗪𝗵𝗮𝘁 𝗶𝘀 𝘆𝗼𝘂𝗿 𝗯𝗶𝗴𝗴𝗲𝘀𝘁 𝗳𝗿𝘂𝘀𝘁𝗿𝗮𝘁𝗶𝗼𝗻 𝘄𝗶𝘁𝗵 𝘁𝗵𝗶𝗿𝗱-𝗽𝗮𝗿𝘁𝘆 𝘃𝗲𝗻𝗱𝗼𝗿𝘀? 𝗧𝗵𝗲 𝗯𝗲𝘀𝘁 𝗮𝗽𝗽𝗿𝗮𝗶𝘀𝗲𝗿𝘀 𝗶𝗻 𝗠𝗮𝘀𝘀𝗮𝗰𝗵𝘂𝘀𝗲𝘁𝘁𝘀 𝗼𝗳𝘁𝗲𝗻 𝗵𝗮𝘃𝗲 𝘇𝗲𝗿𝗼 𝗚𝗼𝗼𝗴𝗹𝗲 𝗥𝗲𝘃𝗶𝗲𝘄𝘀. If you rely on star ratings to pick your valuation partner, you are flying blind. Read this if you are a lender or investor who needs accurate valuations. Most people treat selecting an appraiser like picking a restaurant. But in the valuation industry, silence is often golden and "industry-standard service" is surprisingly poor. 𝗗𝗲𝗺𝗮𝗻𝗱 "𝗛𝘆𝗽𝗲𝗿-𝗟𝗼𝗰𝗮𝗹" 𝗖𝗼𝗺𝗽𝗲𝘁𝗲𝗻𝗰𝘆 A license in MA isn't enough. Economic factors in Boston differ wildly from areas just a few miles away. 𝐓𝐡𝐞 𝐅𝐢𝐱: Don’t ask if they cover Massachusetts. Ask specifically about their years of experience in that specific neighborhood. 𝟮. 𝗧𝗵𝗲 "𝟯-𝗥𝗲𝗳𝗲𝗿𝗲𝗻𝗰𝗲" 𝗥𝘂𝗹𝗲 (𝗜𝗴𝗻𝗼𝗿𝗲 𝘁𝗵𝗲 𝗜𝗻𝘁𝗲𝗿𝗻𝗲𝘁) High-volume, low-quality firms rely on fed orders. They don't care about customer service. Furthermore, serious clients rarely leave public reviews. 𝐓𝐡𝐞 𝐅𝐢𝐱: Demand three phone references. If a firm refuses to share them? Run. They are hiding a track record of missed deadlines or attitude issues. 𝟯. 𝗔𝘂𝗱𝗶𝘁 𝗕𝗲𝗳𝗼𝗿𝗲 𝗬𝗼𝘂 𝗕𝘂𝘆 How do you judge accuracy before the job is done? 𝐓𝐡𝐞 𝐅𝐢𝐱: Ask for a redacted sample report. Don't just look at the number; look at the adjustments. Are the comments detailed? Is the logic sound? A bad appraisal is a liability. A great appraiser is a long-term asset. 𝗥𝗲𝗮𝗱 𝘁𝗵𝗶𝘀 𝗶𝗳 𝘆𝗼𝘂’𝗿𝗲 𝗮 𝗠𝗔 𝗵𝗼𝗺𝗲𝗼𝘄𝗻𝗲𝗿 𝗼𝗿 𝗹𝗲𝗻𝗱𝗲𝗿. • 𝗗𝗲𝗳𝗶𝗻𝗲 → know the rulebook → USPAP (appraisal standards) is built around client, intended use, and effective date → Example: a 2022 refi appraisal for a lender ≠ , a 2025 tax abatement for your city. • 𝗠𝗮𝘁𝗰𝗵 → avoid rejection → New intended users mean a new appraisal → Example: assessors use “full and fair cash value”; FHA/HUD loans use “market value.” 𝗧𝗵𝗲 𝘁𝗿𝗮𝗽: You can’t just change the name on an old report. • 𝗗𝗮𝘁𝗲 → reflect today’s market → New effective date = new assignment → Example: 2020 comps won’t support a 2025 value in Somerville. • 𝗟𝗲𝘃𝗲𝗿𝗮𝗴𝗲 → save time and fees → A prior credible report can be referenced to streamline the new one → Example: reuse specs, photos, and permits if still accurate. 𝗥𝗲𝗮𝗹𝗶𝘁𝘆 𝗰𝗵𝗲𝗰𝗸: An “update” is still a new appraisal assignment. 𝗣𝗿𝗼𝗼𝗳 (𝗽𝗿𝗼𝗰𝗲𝘀𝘀): When client/use/date change, USPAP treats it as a new appraisal. Prior reports can cut scope and cost when referenced or attached, especially within the same firm. 𝗢𝗯𝗷𝗲𝗰𝘁𝗶𝗼𝗻 → “Can you just update my old refi report for a tax abatement?” Reframe → Different client and use; the assessor likely won’t accept it. Order a new appraisal tied to the assessment date. 𝗠𝗶𝗰𝗿𝗼‑𝗵𝗼𝘄 (𝟭𝟬 𝗺𝗶𝗻𝘂𝘁𝗲𝘀) → 1) Pull your prior report PDF. 2) Write your goal, intended use, intended users (who can rely on it), and desired effective date. 3) Email a MA Certified appraiser for scope/fee and ask to reference the old report to save time/cost. 4) Share access info and note any changes since the last appraisal. 𝗟𝗲𝘀𝘀𝗼𝗻: The Three‑Point Rule — client, use, date. Change any one = new appraisal. 𝐃𝐞𝐟𝐢𝐧𝐞 𝐛𝐞𝐟𝐨𝐫𝐞 𝐲𝐨𝐮 𝐚𝐬𝐬𝐢𝐠𝐧. 𝐈𝐭 𝐬𝐚𝐯𝐞𝐬 𝐭𝐢𝐦𝐞, 𝐦𝐨𝐧𝐞𝐲, 𝐚𝐧𝐝 𝐡𝐞𝐚𝐝𝐚𝐜𝐡𝐞𝐬.
