𝗔𝗿𝗲 𝗿𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲 𝗮𝗴𝗲𝗻𝘁𝘀 𝗯𝗲𝗰𝗼𝗺𝗶𝗻𝗴 𝘁𝗵𝗲𝗶𝗿 𝗼𝘄𝗻 𝗹𝗼𝗮𝗻 𝗼𝗳𝗳𝗶𝗰𝗲𝗿𝘀? With elevated interest rates, tighter margins, and pressure to maintain production, mortgage companies and real estate professionals are exploring new ways to protect revenue. One strategy getting more attention? 𝗗𝘂𝗮𝗹 𝗹𝗶𝗰𝗲𝗻𝘀𝗶𝗻𝗴. But how many agents are actually producing as both Realtors and mortgage loan officers? 𝗪𝗲 𝘄𝗲𝗻𝘁 𝗹𝗼𝗼𝗸𝗶𝗻𝗴 𝗶𝗻 𝗥𝗘𝗧𝗥'𝘀 𝗱𝗮𝘁𝗮. Rather than simply counting licenses, we identified real estate agents whose #𝟭 𝗺𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗹𝗼𝗮𝗻 𝗼𝗳𝗳𝗶𝗰𝗲𝗿 𝘀𝗵𝗮𝗿𝗲𝘀 𝘁𝗵𝗲𝗶𝗿 𝗼𝘄𝗻 𝗻𝗮𝗺𝗲 — suggesting they're originating mortgages for their own real estate clients. 𝗪𝗲 𝗳𝗼𝘂𝗻𝗱 𝟯,𝟳𝟮𝟵 𝗮𝗴𝗲𝗻𝘁/𝗟𝗢 𝗺𝗮𝘁𝗰𝗵𝗲𝘀. Here's where they're concentrated: 📍 California: 1,494 📍 Florida: 503 📍 Texas: 349 📍 Arizona: 298 📍 Michigan: 149 𝗡𝗲𝗮𝗿𝗹𝘆 𝟳𝟭% 𝗼𝗳 𝗼𝘂𝗿 𝗳𝗶𝗻𝗱𝗶𝗻𝗴𝘀 𝗮𝗿𝗲 𝗰𝗼𝗻𝗰𝗲𝗻𝘁𝗿𝗮𝘁𝗲𝗱 𝗶𝗻 𝗷𝘂𝘀𝘁 𝗳𝗼𝘂𝗿 𝘀𝘁𝗮𝘁𝗲𝘀. And this is a narrow view. We're not counting everyone who holds both licenses, only those whose production relationships meet our criteria. Why does this matter? A 2024 survey cited by National Mortgage Professional found that 𝟯𝟮% 𝗼𝗳 𝗿𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲 𝗮𝗴𝗲𝗻𝘁𝘀 𝘄𝗲𝗿𝗲 𝗽𝘂𝗿𝘀𝘂𝗶𝗻𝗴 𝗼𝗿 𝗽𝗹𝗮𝗻𝗻𝗶𝗻𝗴 𝘁𝗼 𝗼𝗯𝘁𝗮𝗶𝗻 𝗮𝗻 𝗠𝗟𝗢 𝗹𝗶𝗰𝗲𝗻𝘀𝗲, with another 42% considering it. The appeal is understandable: ✅ Additional income opportunities ✅ Greater control over the transaction ✅ New ways for mortgage companies to capture production Of course, there are regulatory and compliance considerations. We've spent a lot of time analyzing borrower retention, LO movement, and Realtor relationships. 𝗗𝘂𝗮𝗹 𝗹𝗶𝗰𝗲𝗻𝘀𝗶𝗻𝗴 𝗮𝗱𝗱𝘀 𝗮𝗻𝗼𝘁𝗵𝗲𝗿 𝗱𝗶𝗺𝗲𝗻𝘀𝗶𝗼𝗻 𝘁𝗼 𝗵𝗼𝘄 𝘁𝗵𝗲 𝗶𝗻𝗱𝘂𝘀𝘁𝗿𝘆 𝗶𝘀 𝗮𝗱𝗮𝗽𝘁𝗶𝗻𝗴 𝘁𝗼 𝗺𝗮𝗿𝗴𝗶𝗻 𝗽𝗿𝗲𝘀𝘀𝘂𝗿𝗲. Could this become a more significant part of the mortgage industry's business model?

𝗪𝗵𝗲𝗻 𝗹𝗼𝗮𝗻 𝗼𝗳𝗳𝗶𝗰𝗲𝗿𝘀 𝗹𝗲𝗮𝘃𝗲 𝘁𝗵𝗲 𝗶𝗻𝗱𝘂𝘀𝘁𝗿𝘆, 𝘄𝗵𝗮𝘁 𝗵𝗮𝗽𝗽𝗲𝗻𝘀 𝘁𝗼 𝘁𝗵𝗲𝗶𝗿 𝗥𝗲𝗮𝗹𝘁𝗼𝗿 𝗿𝗲𝗹𝗮𝘁𝗶𝗼𝗻𝘀𝗵𝗶𝗽𝘀? We found 𝟱,𝟱𝟴𝟴 𝗿𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲 𝗮𝗴𝗲𝗻𝘁𝘀 𝘄𝗵𝗼𝘀𝗲 #𝟭 𝗽𝗿𝗲𝗳𝗲𝗿𝗿𝗲𝗱 𝗹𝗼𝗮𝗻 𝗼𝗳𝗳𝗶𝗰𝗲𝗿 𝗶𝘀 𝗻𝗼𝘄 𝗶𝗻𝗮𝗰𝘁𝗶𝘃𝗲. And those agents represented $𝟭𝟱 𝗕𝗜𝗟𝗟𝗜𝗢𝗡 𝗶𝗻 𝗯𝘂𝘆𝗲𝗿-𝘀𝗶𝗱𝗲 𝘀𝗮𝗹𝗲𝘀 𝘃𝗼𝗹𝘂𝗺𝗲 over the past 12 months. With the number of producing LOs falling from nearly 288,000 in 2021 to approximately 205,000 in 2026, we wanted to understand what happens to the relationships they leave behind. So we dug into RETR's data. Here's what we found: 𝗔𝗴𝗲𝗻𝘁𝘀 𝘄𝗵𝗼𝘀𝗲 #𝟭 𝗽𝗿𝗲𝗳𝗲𝗿𝗿𝗲𝗱 𝗟𝗢 𝗶𝘀 𝗶𝗻𝗮𝗰𝘁𝗶𝘃𝗲: • 5,588 real estate agents • 32,312 buyer-side transactions • $15.05 billion in buyer-side sales volume • 2,524 unique inactive LOs 𝗘𝘅𝗽𝗮𝗻𝗱𝗶𝗻𝗴 𝘁𝗼 𝗮𝗴𝗲𝗻𝘁𝘀 𝘄𝗵𝗼𝘀𝗲 #𝟭 𝗢𝗥 #𝟮 𝗽𝗿𝗲𝗳𝗲𝗿𝗿𝗲𝗱 𝗟𝗢 𝗶𝘀 𝗶𝗻𝗮𝗰𝘁𝗶𝘃𝗲: • 15,248 real estate agents • 91,603 buyer-side transactions • $𝟰𝟯.𝟮𝟲 𝗕𝗜𝗟𝗟𝗜𝗢𝗡 𝗶𝗻 𝗯𝘂𝘆𝗲𝗿-𝘀𝗶𝗱𝗲 𝘀𝗮𝗹𝗲𝘀 𝘃𝗼𝗹𝘂𝗺𝗲 We talk a lot about orphaned borrowers in mortgage. 𝗕𝘂𝘁 𝘄𝗵𝗮𝘁 𝗮𝗯𝗼𝘂𝘁 𝗼𝗿𝗽𝗵𝗮𝗻𝗲𝗱 𝗥𝗲𝗮𝗹𝘁𝗼𝗿𝘀? These agents are still selling homes. Their buyers still need financing. And their lending relationships may be changing. Of course, not every agent is truly orphaned. Many have other trusted lending partners. But that's where the opportunity gets interesting. 𝗙𝗼𝗿 𝗹𝗲𝗻𝗱𝗲𝗿𝘀 𝗹𝗼𝗼𝗸𝗶𝗻𝗴 𝘁𝗼 𝗴𝗿𝗼𝘄: Which agents have potentially disrupted lending relationships? 𝗙𝗼𝗿 𝗹𝗲𝗻𝗱𝗲𝗿𝘀 𝗳𝗼𝗰𝘂𝘀𝗲𝗱 𝗼𝗻 𝗿𝗲𝘁𝗲𝗻𝘁𝗶𝗼𝗻: How many valuable Realtor relationships are at risk when one of your LOs leaves? The $43 billion isn't guaranteed mortgage opportunity. It's historical buyer-side sales volume associated with potentially disrupted relationships. But it illustrates something important: 𝗟𝗢 𝗮𝘁𝘁𝗿𝗶𝘁𝗶𝗼𝗻 𝗱𝗼𝗲𝘀𝗻'𝘁 𝗷𝘂𝘀𝘁 𝗰𝗵𝗮𝗻𝗴𝗲 𝗵𝗲𝗮𝗱𝗰𝗼𝘂𝗻𝘁𝘀. 𝗜𝘁 𝗰𝗵𝗮𝗻𝗴𝗲𝘀 𝘁𝗵𝗲 𝗶𝗻𝗱𝘂𝘀𝘁𝗿𝘆'𝘀 𝗿𝗲𝗹𝗮𝘁𝗶𝗼𝗻𝘀𝗵𝗶𝗽 𝗹𝗮𝗻𝗱𝘀𝗰𝗮𝗽𝗲. And the lenders who understand those relationships may be best positioned to capitalize on the changes — or prevent losses of their own.
