Another lender let this deal stall. We closed it in 44 days. We just funded a $1,727,000 SBA 7(a) loan for the acquisition of a canoe rental and RV park in Adams, Tennessee. This one didn't start with us. It came to our team after another 7(a) shop couldn't get it across the line — missed timelines, stalled underwriting, a buyer and seller losing confidence in the process. We picked it up, rebuilt the file, and closed in 44 days. We also restructured the capital stack to get the deal done. By layering in a seller note, we brought the sponsor's cash-to-close down to just 5% equity — a much lighter lift than a typical SBA acquisition, and one of the reasons the deal made sense to push through rather than start over with a new buyer.
