While many city-center locations are feeling the impact of declining demand for retail space, retail parks in Germany continue to perform remarkably well, both from an occupier and an investor perspective. Retail parks remain one of the most resilient segments of the retail real estate market. Low vacancy rates, rising rental levels and sustained investor interest reflect the attractiveness of the asset class. At the same time, property quality, tenant mix and a focus on convenience and everyday shopping are becoming increasingly important. However, the segment is not immune to challenges. Older properties, particularly those with a high share of non-food tenants, are facing growing pressure. In the study “Retail Parks as Anchors of Stability? Market Potential in Germany and Europe”, our Research colleagues Julia Müller-Siekmann and Claudia Drangmeister analyze developments in the leasing and investment markets for retail parks on behalf of Deutsche Hypo - NORD/LB Real Estate Finance. You can find the link to the study in the comments.

Online retail, changing consumer habits and economic uncertainty: the retail sector has been undergoing profound transformation for years, and not every retail format has adapted equally well. Against this backdrop, retail parks are increasingly coming into focus. The German economy has expanded for three consecutive quarters and proved more resilient than expected in the first half of 2026. Growth was driven primarily by foreign trade and exports. However, consumer demand has yet to gain meaningful momentum. The GfK Consumer Climate Index continues to indicate cautious spending behavior. Households remain reluctant to make major purchases, while the propensity to save is still comparatively high. In this environment, retail parks continue to demonstrate their resilience as a retail format. Their focus on everyday necessities and local provision provides a comparatively stable demand base. This robustness is reflected not only in the German market but can also be observed across Europe. In their study,“Retail Parks as Anchors of Stability? Market Potential Across Germany and Europe”, our Research colleagues Julia Müller-Siekmann and Claudia Drangmeister examine how economic conditions and consumer sentiment are shaping the retail park market in Germany and Europe for Deutsche Hypo - NORD/LB Real Estate Finance.
